Knowing the market is the first step that you should take when you look to buy a house. There is not typically a more important purchase in people's lives than the purchase of their home. For those looking for a home in the real estate market, this is no different. People are always asking me questions about how they can be assured that the house that they buy will go up in value. Although home prices historically double every 10 years, there is never a 100% guarantee that your house will go up in value. There are however some things that you can do before you purchase your home that will increase greatly the change of having some increasing equity in the future.
Your Market Numbers
You can arm yourself by making sure that you don't rely on anybody else for the information that you need to make good decision. I have seen people time and time again take someones word on something and end up getting burned. "I thought that they weren't going to build there." or "I heard this subdivision was going to have a pool built." or "Why is there a child molester living next door?"
If there is an important issue that you need addressed, make sure that you conduct your due diligence before you purchase. Doing this will help you to protect your home's value for the future.

Each market is different. That is common knowledge. So why do some people move from another state and think that they understand the dynamics of a market 800 miles away? I have asked myself this questions many times. The truth is that even the best real estate agents have to keep up on the daily market changes in order to be confident in their knowledge and expertise. The Boise market that I work in is vast and numbers and stats can change drastically just by going across the street to another subdivision. And this will apply to everywhere across the nation. When you and your agent are looking for a home, you have to keep this in mind at all times.
Just because the real estate market is considered a "buyer's market" right now, it does not mean that you don't need stats and facts to support your next move. There is a lot to choose from, but don't buy until you have the knowledge to make the right decision. After all, it could affect the rest of your life.
